Landlord's Guide

We provide an effective lettings service whether the landlord wishes to manage a property themselves, or let us take the stress out of a let with full management or simply just us to source tenants on an introduction basis which is a bespoke service available upon request. 

Properties handled by Town & Country are quickly let as we are able to build effective relationships with tenants and landlords alike.  It is our job to ensure all aspects of letting a property are dealt with promptly and efficiently, ensuring satisfaction for tenants, and ultimately happy landlords!

When a suitable tenant has been found we take a holding deposit equivalent to one weeks rent from them to reserve the property whilst references are sought, and ask them to sign Tenancy Guidelines which explain their obligations.

  • When the references are returned we contact the tenant/s and confirm the proposed moving-in date.
  • We contact the Inventory Company and arrange a report and check-in.
  • We arrange for a Gas Safety Inspection and certificate to be prepared (and Electrical safety certificate where required).
  • We then consult with the Landlord to confirm the arrangements and determine what extra conditions are required on the tenancy agreement.
  • When the tenant is due to move in we prepare the accounts for the tenant, which they pay the day they move in; and the Landlord, who will be paid by bank transfer or cheque with any deductions such as HMRC.
  • We notify the utility companies of the change of bill payee details as a result of the meter readings in the Inventory Check-In.
  • Where the property is managed by us, we also collect payment, instruct tradesmen as appropriate to undertake repairs, act as the contact for the property on behalf of the landlord, inspect the property every 3 months, make payment to landlord on a monthly basis (deducting our fees monthly), renew the tenancy agreement and safety certificates as required, arrange check-out, and deduct monies from the deposit as required.
  • Where the landlord manages the property our involvement ceases on check-in. However, we are always available to offer any advice to landlords and tenants.

Rental Charges Guide

Our fully managed fee is 10% No VAT each month for the term of the tenancy. We do not make any charges until a tenant has taken over a tenancy. This service will provide full peace of mind in maintaining your property. We would be receiving rent, make any deductions due (maintenance etc) and forwarding rent balance to landlord. (Tax deductions will be made in conjunction with HMRC UK) This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to, negotiating the tenancy, verifying references, undertaking Right to Rent checks and drawing up contracts. This charge is applicable per tenancy. The charge will not exceed this sum unless you request one of the specific additional services or fees set out elsewhere in this document.

(Subject to a minimum set up fee of £249 No VAT)

Our Managed only fee is 8% No VAT each month for the term of the tenancy. We would be receiving rent, make any deductions due and forwarding rent balance to landlord. This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to, negotiating the tenancy, verifying references, undertaking Right to Rent checks and drawing up contracts. This charge is applicable per tenancy. The charge will not exceed this sum unless you request one of the specific additional services or fees set out elsewhere in this document. (Subject to a minimum set up fee of £249 No VAT.

This service would be only sourcing, vetting & introduction of quality tenants. The one time fee would include the first year AST and landlord receiving rental income directly. The cost would be £295 No VAT. The landlord would be in a rolling contract with Town & Country for future AST agreements. (Set up fee after the first 12 months would be discounted to £195 No VAT).

A set up fee (as above) is payable of £249 No Vat to cover initial administration costs. Set Up Fee (Landlords Share) – This charge covers the following; Photographs and Marketing, Negotiating of tenancy offer, Accompany viewings, Arranging of tenant referencing, Advise of Landlord compliance and letting consents required, Drawing up of Tenancy Agreements and exchanging the same.

Services relating to any Court or Tribunal proceedings or any protracted correspondence between Town & Country and the Tenant where PCB Lawyers are instructed to act on the Landlord’s behalf – Charges will be assessed Case by Case, please ask for more information.

Minimum Inventory and Check in Charge £175 No VAT , Minimum Inventory Check out charge £100 No VAT (this will be deducted from the last account once a tenant has given notice and will also be shared equally between you and the tenant)

We do not make any additional charges. During the tenancy the only things you will have to pay for would be for maintenance and any other legal requirements that may change during that time. All of  which you will know about before we deduct that cost.

Our vetted contractor may pay a referral fee to Town & Country. The fee paid will be included within the contractor’s invoice and could be up to 25% of the total invoice amount depending on the service provided, the details of which are available on request. This does not affect the final amount you pay.
